House Rules Check-In & Check-Out 1. Standard check-in is from 3:00 pm and standard check-out is by 10:00 am, unless otherwise agreed in advance. 2. During peak periods and on days with back-to-back bookings, check-in will be from 4:00 pm and check-out by 11:00 am. This allows our cleaners sufficient time to complete same-day turnovers to a high standard. 3. Early check-ins or late check-outs may be available subject to availability and may incur a small additional fee. ⸻ Respect for Neighbours & Community 4. Please respect the peace and privacy of our neighbours at all times. Excessive noise or disruptive behaviour may result in a warning and, if continued, cancellation of the booking without refund. 5. This is a residential home. Parties, events, functions, gatherings, and schoolies bookings are not permitted. Any breach will result in immediate cancellation without refund. ⸻ Smoking & Pets 6. Smoking is not permitted inside the home. Outdoor smoking is allowed—please dispose of cigarette butts responsibly. A minimum $300 additional cleaning and deodorisation fee may apply if smoking occurs indoors. 7. No pets are permitted on the property. A minimum $500 additional cleaning fee may apply if a pet is brought onto the property without prior approval. ⸻ Guest Numbers & Visitors 8. The home accommodates a maximum of 8 guests (including children). Your booking must accurately reflect the number of guests staying. 9. Unregistered or unpaid overnight guests are not permitted. Breaches may result in cancellation without refund. ⸻ Cleaning & Rubbish 10. Please leave the home in a tidy condition. This includes: • Washing and putting away dishes • Wiping spills in ovens and microwaves • Removing food from the fridge • Placing rubbish in the correct bins A minimum $100 additional cleaning fee may apply if the home is left excessively dirty. 11. Excess rubbish removal may incur a minimum $100 removal fee, depending on volume and disposal requirements. ⸻ Utilities & Power Use 12. Please turn off lights, appliances, and heating/air-conditioning when not in use and upon check-out. Charges may apply in cases of clearly excessive or unreasonable usage, including systems left running continuously outside normal guest use. 13. Apollo Bay / Marengo can experience occasional power outages due to the local grid. Portable heaters on high settings may trip the power. Please pack warm clothing during cooler months. ⸻ EV Charging 14. A 7 kW MIDA Portable EV Charger (Type 2, 32A) is available for guest use. 15. EV charging is $15 per night per vehicle, billed after your stay if used. Please advise in advance if you are bringing one or two EVs so we can ensure access and setup. ⸻ General Use, Comfort & Safety Smart Home & Safety Features 16. For safety and security, the property has four Ring Floodlight Cameras monitoring exterior areas only (driveway, carport, main entry door, and backyard). No cameras monitor indoor spaces. 17. The living area is equipped with a Minut sensor that monitors noise levels, temperature, and motion. It does not record audio or video. 18. Entry doors are fitted with Tapo door sensors as part of the home’s security system. These sensors are used solely to confirm that doors are securely closed when the home is unoccupied. They do not include cameras or audio recording. 19. The home is protected by Moen Flo, a smart water monitoring system installed on the main water line. It monitors water flow and pressure to help detect leaks and prevent water damage. The system does not record personal activity and does not restrict normal guest water use. 20. Linen is provided, including sheets, towels, quilts, pillowcases, tea towels, and quilt covers. Beds are made on arrival (excluding bunks). 21. The host is not responsible for outages or failures of electricity, water, or Wi-Fi. This coastal region may experience intermittent service, and no compensation is provided for external interruptions. 22. Complimentary Wi-Fi is provided; speeds may vary due to the rural location. 23. Children must be supervised on balconies and stairs at all times. 24. Please do not move furniture, sofas, beds, or outdoor items. This helps protect floors, furnishings, and the home layout. ⸻ Cleanliness & Home Care 25. Please enjoy meals in the kitchen or dining areas only. 26. Keep food and drinks (other than water) off sofas. 27. No food or drinks in the upstairs bedrooms. 28. After visiting the beach, please use the outdoor shower or tap to rinse off sand before entering the home. 29. Do not place hot pots, pans, or baking trays directly on kitchen benches or dining tables. Heat mats and trivets are provided. 30. Please report any accidental damage or breakages as soon as possible so we can arrange repairs. Unreported damage may result in additional charges. ⸻ Fees & Fair Use 31. You’ll find clean, public stainless-steel BBQs available around Apollo Bay. ☕ Coffee — The coffee machine uses whole beans. A standard blend is provided, and you’re welcome to bring your favourite roast. 🧺 Towels — Bathroom towels are provided. Please bring your own beach towels for seaside days. 🐦 Birdlife — You’ll see plenty of parrots and native birds around the property. We ask that guests enjoy them from a distance and do not feed them. 🪜 Stairs — The house has multiple levels and stairs, and may not be suitable for guests with mobility limitations. 🚿 Bathrooms — There are two showers. There is no bathtub or spa.

Neighborhood
Perched on a hill with one of the best views in Marengo and Apollo Bay, this home offers a front-row seat to the ocean and the beauty of the coast. Just 2km from Apollo Bay, you’ll have easy access to everything — two supermarkets open until 7PM, five great coffee spots, two local pubs serving meals, and a few cozy restaurants to choose from. Public BBQs are available in town, and the jetty is a great spot if you’re up for a bit of fishing. The area’s also full of wildlife — keep an eye out for colorful parrots, koalas, kangaroos, and even seals (though sightings can depend on the season). At the bottom of the street, you’ll find a rugged rocky beach with the occasional sandy stretch, or take a short 300m walk to the main beach that runs all the way to Apollo Bay — perfect for a long stroll, swim, or just soaking up the sun.
Guest Access
You’ll have full access to the entire house, inside and out — it’s all yours to enjoy. The only exception is a small locked workroom downstairs, which is not part of the guest area. The main upstairs door has a smart lock. There are approximately 25 steps from the carport to the upstairs and rear doors. Your unique access code will be sent a couple of days before arrival, making check-in simple and contactless.
