House Rules
Check-In & Check-Out 1. Check-in is from 3:00pm and check-out is by 10:00am, unless otherwise agreed. 2. Early check-ins or late check-outs may be possible depending on availability and may incur a small additional fee. ⸻ Respect for Neighbours & Community 3. Please respect the peace and privacy of our neighbours. Excessive noise or disruptive behaviour may result in a warning, and if ignored, cancellation of the booking without refund. 4. This is a residential home. Parties, events, functions, gatherings, and schoolies bookings are not permitted. Breaches will result in immediate cancellation without refund. ⸻ Smoking & Pets 5. Smoking is not permitted inside the home. Outdoor smoking is fine — please dispose of cigarette butts responsibly. A minimum $300 fee applies if smoking occurs indoors. 6. No pets are allowed on the property. A $500 cleaning fee applies if a pet is brought without approval. ⸻ Guest Numbers & Visitors 7. The home accommodates a maximum of 8 guests (including children). Your booking must reflect the number of guests staying. 8. No unregistered or unpaid overnight guests are allowed. Extra guests may lead to cancellation without refund. ⸻ Cleaning & Rubbish 9. Please leave the property in a tidy condition. This includes washing and putting away dishes, wiping spills in ovens/microwaves, removing food from the fridge, and placing rubbish in the correct bins. A minimum $100 fee may apply if the home is left excessively dirty. 10. Excess rubbish removal may incur a minimum $100 fee. ⸻ Utilities & Power Use 11. Please turn off lights, appliances, and heating/AC when not in use and upon check-out. Charges may apply for excessive usage if units are left running continuously. 12. Apollo Bay/Marengo can experience occasional power outages due to the local grid. Portable heaters on high settings may trip the power. Please pack warm clothing during colder months. ⸻ EV Charging 13. A 7 kW MIDA Portable EV Charger (Type 2, 32A) is available for guest use. EV charging is $15 per night per vehicle, billed after your stay if used. Please let us know in advance if you’re bringing one or two EVs so we can ensure access and setup. ⸻ General Use, Comfort & Safety 14. For everyone’s safety and comfort, the property has four Ring Floodlight Cameras monitoring the exterior only: driveway, carport, main entry door, and backyard. These cameras do not face any indoor spaces. 15. Inside the living area, the home is equipped with a Minut sensor that monitors noise levels, temperature, and motion. It does not record audio or video. 16. Linen (sheets, towels, quilts, pillowcases, tea towels, and quilt covers) is provided. Beds are made on arrival (excluding bunks). 17. The host is not responsible for outages or failures of electricity, water, or Wi-Fi. This coastal region can experience intermittent service, and no compensation is provided for external interruptions. 18. Complimentary Wi-Fi is provided; speeds may vary in this rural area. 19. Children must be supervised on balconies and stairs at all times. 20. Please do not move furniture, sofas, beds, or outdoor items. This protects the floors, furniture, and home layout. ⸻ Cleanliness & Home Care 21. Please enjoy meals in the kitchen or dining areas only. 22. Please keep food and drinks (other than water) off the sofas. 23. No food or drinks in the upstairs bedrooms, thank you. 24. After the beach, please use the outdoor shower or tap to rinse off sand before entering the home. 25. Do not place hot pots, pans, or baking trays directly on the kitchen benches or dining table. Heat mats and trivets are provided. 26. Please report any accidental damage or breakages as soon as possible so we can arrange repairs. Unreported damage may result in additional charges.

Here are a few helpful tips from past guest questions: 🔥 BBQ – There’s no BBQ on-site (they don’t last in the sea air), but you’ll find clean public stainless steel BBQs in Apollo Bay. ☕ Coffee – The coffee machine takes whole beans. We provide a standard blend, but feel free to bring your favourite roast. 🛁 Towels – Bathroom towels are provided, but please bring your own beach towels for seaside days. 🦜 Birds – You’ll see plenty of parrots and native birds around! They may eat from your hand, but only sunflower seeds (not sold locally, so bring some if you’d like to feed them). Please don’t feed them anything else. 🪜 Stairs – The house has multiple levels and isn’t suitable for guests with mobility issues. 🚿 Bathroom – There are two showers but no bathtub or spa.

Neighborhood
Perched on a hill with one of the best views in Marengo and Apollo Bay, this home offers a front-row seat to the ocean and the beauty of the coast. Just 2km from Apollo Bay, you’ll have easy access to everything — two supermarkets open until 7PM, five great coffee spots, two local pubs serving meals, and a few cozy restaurants to choose from. Public BBQs are available in town, and the jetty is a great spot if you’re up for a bit of fishing. The area’s also full of wildlife — keep an eye out for colorful parrots, koalas, kangaroos, and even seals (though sightings can depend on the season). At the bottom of the street, you’ll find a rugged rocky beach with the occasional sandy stretch, or take a short 300m walk to the main beach that runs all the way to Apollo Bay — perfect for a long stroll, swim, or just soaking up the sun.
Guest Access
You’ll have full access to the entire house, inside and out—it’s all yours to enjoy. The only exception is a small locked workroom downstairs (unless you’re keen on borrowing my garden tools and doing some weeding for me 😉). The front door has a smart lock, and I’ll send you your unique access code a couple of days before arrival, making check-in simple and contactless.
